Problem is that with UTF8VCL application produce massive memory leak inside TTimer (can be seen in Winsows TaskManager). Thus simple VT.BeginUpdate/EndUpdate without any code between produce massive memory leak. It seemes that RightStr and MidStr functions don't work when the file has at the beginning the Byte Order Mark.&lt;/p&gt;
&lt;p&gt;Without uses utf8vcl there isn't this problem, but of course the strings aren't well displayed&lt;/p&gt;
